Warsop lined up for another major expansion with 350 homes and supermarket
Warsop is set for another major expansion if plans for 350 new homes and a supermarket are given the go-ahead.
The proposed scheme, on agricultural land east of Mansfield Road, would also include a petrol station and a drive-through coffee shop.
Costing millions of pounds, the whole project would equate to about 875 extra residents for the town and generate up to 150 jobs.
A planning application has been submitted to Mansfield District Council for the site, which spans just over 40 acres or 16.26 hectares.

The housing element of the scheme would comprise 315 homes on the open market, while 35, or ten per cent, would be classed as affordable.
In total, according to the application, there would be 92 two-bedroom properties, 204 three-bed and 54 four-bed, plus 913 car-parking spaces.
A park, with play equipment, landscaping and seating, would be positioned in the centre of the residential area.
Three companies are working together to try and bring the project to fruition. They are North Country Homes Ltd, of Wakefield, Eshton Developments Ltd, of Leeds, and Urban Fusion Developments Ltd, of Forest Town.

All the details have been outlined in a planning statement by the Alfreton-based firm, Stone Planning Services Ltd, which says the site lies to the southern edge of Warsop, “immediately south of a rarely used railway line”. It was not Green Belt land and carried little risk of flooding.
The food supermarket would span 2,422 square metres, or 26,071 square feet, and would be open 24/7. It would have 100 car-parking spaces.
The proposed petrol station, with retail kiosk, would also operate 24 hours a day and include 21 parking spots.
And the drive-through coffee shop, spanning 169 square metres, would feature a further 62 parking bays.

Electric-vehicle (EV) charging points would be dotted across the entire site, while existing trees and hedges would be retained where possible.
The statement says: “It is anticipated that the food store would create about 100 employment opportunities, including both full-time and part-time roles.
"The petrol filling station and drive-through would generate a further 45 jobs. Typically, the vast majority of roles would be filled locally in Warsop.
"The total commercial investment in Warsop would be in the region of £8 million for the food store, £2.4 million for the petrol station and £1.4 million for the drive-through.”
The developers have already carried out a public consultation to ascertain the views of local residents and raise awareness of the scheme.
The statement says: “A range of views were received. The main concerns were the highways capacity on the A60 corridor, pressure on GP and education services, and the potential impact on the countryside and wildlife.”
Nevertheless, the developers insist the project would “deliver much-needed houses and commercial opportunities in Warsop, which can only be to the benefit of the local community”.
There was “a clear demand for an additional food store to serve the residents of Warsop and save them from travelling elsewhere to buy their shopping”.
Earlier this year, plans emerged for up to 350 new homes on an agricultural field, spanning almost 38 acres (15.3 hectares), to the west of Mansfield Road.
Cheshire-based land promoter Gladman Developments commissioned a consultancy to prepare a pre-planning application statement, identifying the key considerations for such a scheme.
Back in 2019, Gladman had an outline planning application for 320 homes on the same site rejected by the council, which ruled that the development would have “a detrimental effect on the landscape, character and open appearance” of the area.
However, in 2022, permission was granted to Barratt Homes for 400 homes at a prime site off Stonebridge Lane in Warsop. This Stonebridge Fields development is now being marketed.
The council’s planning officers are currently considering this latest proposal and have set a deadline date of Tuesday, June 30 for a decision or recommendation.
