Small terraced house in Mansfield could soon be six-bed Homey Homes HMO

A small terraced house in Mansfield could soon be turned into a six-bedroom HMO if a company called Homey Homes gets its way.

The three-bedroom property sits on Edgar Avenue, which is off the A60 Woodhouse Road and is part of the Carr Bank ward of town. According to the estate agents, Rightmove, it was bought for £70,000 last October.

A planning application has been submitted to Mansfield District Council by Marta Kasprzak, 37-year-old director and secretary of real-estate firm, P&M Accord Properties Ltd, of Mansfield.

But her agent, and the driving force behind the scheme, is Adrian Craciun, the 41-year-old boss of Homey Homes Designs Ltd, a property investing and architectural services firm based in Hucknall.

The proposed work to convert the house into a six-bedroom, six-person HMO would include a single-storey rear extension at the back, as well as a loft conversion with rear dormer and rooflight.

HMOS (houses in multiple occupation) for six residents or fewer do not require full planning permission, so Ms Kasprzak has applied for a lawful development certificate to carry out the change of use.

A planning statement, compiled by Homey Homes, says the single-storey extension would be built on unused space because “more than 50 per cent of the curtilage remains undeveloped”.

It would project two metres beyond the original rear wall, rise to a height not exceeding three metres and be constructed “using materials of a similar appearance to the existing dwelling”.

The dormer roof extension would not include a veranda, balcony, raised platform or side-facing windows.

Homey Homes, previously known as Adrian C Haulage Ltd, is a flourishing business that prides itself on “bringing back to life derelict properties and converting them into luxury, high cash-flowing investments”.

Over the past seven years, it says it has a track record of successful HMO developments, as well as designing HMO projects for other investors.

Rave reviews on the Homey Homes website describe Mr Craciun as “professional and meticulous”, with architect Alex Devlikin saying: “Adrian is knowledgeable, driven, energetic and serious. I wholeheartedly recommend him.”

The council’s planning officers are currently considering the proposal at 6 Edgar Avenue and hope to make a decision or recommendation before their deadline date of Friday, August 21.
