House in garden and therapy room in garage -- all the latest Ashfield plans
Plans to build a new house within a garden and to convert a garage into a therapy room are in the pipeline for Kirkby.
The two proposals feature among the latest batch of planning applications received, and validated, by Ashfield District Council in recent days.
The small, two-bedroom house, which would be classed as affordable, is proposed for the lower half of a garden belonging to the property at 2 Laburnum Avenue.
Edward Oswick, who has lived at the property and owned it since 2011, has submitted an outline application, including a reserved matter of access, for the building of the house.

He describes the garden as “currently surrounded by a construction site”. This is in reference to a new, nearby development of 38 houses, which was granted planning permission in 2024, despite the concerns of neighbours that such an estate would put pressure on local services and infrastructure, and increase traffic.
In his application, Mr Oswick says he would retain his current property and the other half of his garden if the application was given the go-ahead.
The garage conversion is proposed at 23 Bourne Avenue, which is a two-bedroom bungalow in Kirkby.
Applicant Andrew Chipperfield-Taylor has submitted the application, with the aim of turning the integral garage into a therapy room.

Full details have not been disclosed, but drawings accompanying the plan stress that no enlargement of the bungalow is proposed.
A new window would be inserted at the front, and internal alterations would include the removal of a partition.
The council’s planning officers are currently considering both schemes and hope to make decisions or recommendations by their deadline date of Wednesday, October 21.
