Concerns raised over 160 new homes plan for village near Mansfield
Plans to build 160 new homes in a village near Mansfield have drawn objections from people who live in the area.
NorthCounty Homes is proposing the development to the east of Rotherham Road, New Houghton and has applied to Bolsover District Council for full planning permission to built on the 5.95 hectare site which is currently horse pasture and scrubland. Pleasley village is 0.7km south of the site.
The plan is for 48 detached houses and 112 semi-detached houses, of which the majority would be two-storey. The proposed development ranges from two-bedroom bungalows to four-bedroom detached homes, catering for first-time buyers and downsizers to growing families. Each property would have a private garden and own parking area.
Concern has been expressed about the increased pressure on education and health services and the road network that the housing development would bring

Mr P.A. Bown of Pleasley wrote to the council: “I object to this application. The infrastructure of the village is unable to cope with 160 new properties and the people accompanying that. Not least the village school at which I used to be a governor. This would unavoidably affect the education and therefore prospects of our local children even if newcomers of such size could be accommodated, which would appear to be impossible.
“Then there are the roads, the main roundabout and exit to Mansfield gets blocked enough as it is at times, a further 160 properties would overwhelm it.
“There are herons nesting in the trees opposite the Willows which would be unavoidably affected with the loss of their habitat and this area also allows wildlife to thrive. I would also presume that the trees in this area would be felled, which would be a tragedy not just for the birds and other mammals that rely on them but also for the local human population.”
Laura Walsh of New Houghton stated in her letter: “I bought my house five years ago, one of the main attractions to the area and a main reason why, was because of how beautifully peaceful the landscape is. Putting all those houses in the area will add noise disturbance, traffic and will cause the (very rare these days) landscape to be ruined.”
Emily-Rose Halleybone, who also lives in New Houghton, wrote: “GP surgeries serving Pleasley and New Houghton are already under strain, with limited appointment availability. This development would increase demand without an evident improvement to local healthcare services.
"The existing road network through Pleasley and New Houghton is not suitable for the level of increased traffic this development would generate. Congestion and unsafe parking, particularly around school areas, are already a concern and will be made worse. The current state of roads in the area is already poor in places. Increased traffic will only accelerate deterioration and place further burden on maintenance.”
