Jobs boost as Hucknall business park plans get go-ahead

Employment opportunities will be created in Hucknall thanks to plans for a new business park in the town being given the go-ahead.

Outline planning permission has been granted to build Arrow Point Park, 42,000 sq ft of industrial, warehouse and trade counter space at Annesley Road,just minutes from the M1.

The development is on a 3.5 acre site close to the Hucknall bypass linking to J27 and will provide a range of units all with self-contained yard space and parking.

“This is good news for Hucknall if it brings new jobs and growth to the area,” said Coun Ian Morrison of Hucknall North. “But it is important that these are well-paid, skilled jobs for local people with good contracts and working conditions.”

Developers say they have already received a number of enquiries from potential businesses which could set up shop on the new park.

East Midlands based property developer Conder Developments Ltd, part of the CWC Group, are leading the project.

Marc Ballard, director at the Nottingham office of Salloway Property Consultants who are sole agents for the development, said: “Hucknall and the surrounding area has a strong heritage of commercial and industrial enterprise but there has been little in the way of supply of commercial property space in recent years.

“We have noticed that there are local and regional companies seeking to expand and consolidate their operations and we believe that Arrow Point Park is well placed to meet these requirements.”

The development is aimed at light industrial and trade counter style occupiers but could equally accommodate office requirements through a design and build service.

Requirements from 5,000 sq ft to 25,000 sq ft can be accommodated on the development, which benefits from the skilled labour pool within Hucknall and the surrounding area which supports hi-tech employers such as Rolls Royce.

Paul Shanley, MD of Conder Developments, is encouraged by the early enquiries and explained the decision to move forward with the scheme at this time.

“We feel like there is a distinct lack of stock now in the market place and a serviced scheme like Arrow Point Park is well placed to deliver prompt design and build options for occupiers,” Paul said.

“We have already had several occupiers express interest in taking space at the scheme and we look forward to an active autumn marketing period.”

Businesses can have bespoke premises designed and built at the new park.

Ashfield District Council confirmed that an application was granted outline consent in this location for the erection of a mixed use employment site (with an indicative layout for 5 units) enabling provision of B1, B2 & B8 units with outside storage and trade counter provision.

The council is currently considering an outline appication on the same application site (planning reference V/2013/0564) for the erection of a single industrial unit. Formal consultation on this application closes on the 27th November 2013.
