It could now pave the way for separate plans to transform the old Fourways building in Mansfield Woodhouse into a dental surgery.

An application by MGM Hotels to flatten the Leeming Lane South pub - which has stood derelict since 2010 - and build 11 homes was submitted last year.

It was rejected by planning committee members, despite recommendation for approval by advisory planning officers.

It is the third time MGM Hotels has had their planning application refused.

Following the appeal, the planning inspectorate agreed with the committee members that the building, which is non-designated heritage site, should remain.

A report by the inspectorate reads: “The building stands out because of its architectural quality.

“Alternative uses should be considered prior to demolition. The inspector is not satisfied that the 11 dwellings proposed would be of sufficiently high quality that it would justify the loss of the non-designated heritage site.”

An application for costs by the applicant was also refused.

Chad announced in July that Titchfield Dental Surgery were looking to relocate to the Fourways pub because they had outgrown their Commercial Gate and Station Street premises. That application is yet to go before planners.
