New sole letting agent in Mansfield: Property management specialists looking for landlords
Jack Townsend, director of the newly opened EstateTrader, is no stranger to renting out properties. He has nearly two decades’ experience in housing development and property management and has his own property portfolio of residential lettings.
He knows the ins and outs of buying and renting out properties, but more than just being a voice at the end of the phone, he has hands-on experience of creating quality turnkey properties for investors and creating and maintaining quality homes for tenants.
EstateTrader, at 23 Woodhouse Road, Mansfield, NG18 2AF, is new to the town, but Jack has lived and worked in the area all his life and his colleague Josh Thomas, has been in lettings for the past 10 years, and is another Mansfield man.
More than just a lettings agent
“I am a landlord myself,” Jack explains. “So I can offer personal experience and local knowledge.”
Because they are a sole lettings agent – which means they are not buying and selling properties as well – they can concentrate on the residential lettings market. And because of his experience in housing development – from new builds to refurbishments – retains an in-house servicing and maintenance team to ensure properties are looked after, and can even look at refurbishing properties to make them suitable for letting.
Josh said EstateTrader took a more pro-active role. He explained more: “I have worked for a few agencies who are just a voice on the end of the phone for tenants. If something needs sorting out they will simply order a contractor and send the landlord the bill. We will visit the property ourselves and can quickly sort out any minor issues or arrange for our in-house maintenance team to do the work.”
From flats to multiple-occupancy homes
EstateTrader will handle a wide variety of residential lettings, whether it’s a small flat for a single person or a couple starting out or a larger family home, but they have particular experience and specialist knowledge of the multiple-occupancy homes market.
They already have over 100 properties on the books and are looking for new landlords.
“Even if someone hasn’t yet got a property on the lettings market but is thinking of letting out, they should speak to us,” Jack said. “We can advise on what people should be charging and what the process is or give advice on what they could do to a property to achieve a higher rental income.”
Fully compliant
The company is fully compliant with lettings legislation. The business is regulated by the PRS (Property Redress Scheme) and ICO (Information Commissioners Office) and tenants and landlords have the financial reassurance that the company uses the DPS (Deposit Protection Service) and Money Shield.
